Perth’s south-eastern suburbs follow the Canning River and the Armadale rail line out to where the coastal plain meets the Darling Scarp. Thornlie, Maddington, Gosnells, Kenwick and Beckenham form the established middle of the region — largely 1960s to 1980s suburban development on generous blocks, a good deal of it progressively subdivided. Armadale anchors the southern end as a strategic centre with its own hospital, courthouse and regional retail, supported by Kelmscott, Seville Grove and Brookdale.
Through that established middle, most homes are still running hardware fitted at handover, now decades past its service life. Springs weaken and cylinders wear, and a key that needs jiggling is the usual first symptom — replacing before failure is considerably cheaper than a callout after a key snaps in the barrel. Subdivision has added rear lots, shared driveways and side gates to a lot of these properties, and those secondary access points are consistently the least considered and the least visible from the street.
The growth front is a different job entirely. Piara Waters, Harrisdale, Southern River, Haynes, Hilbert and Forrestdale have shifted from market gardens and rural-residential land to dense new estate housing within roughly two decades. Those homes come with identical builder-grade hardware street to street, chosen on price, and larger floorplans mean more doors than most owners realise — a front door, a rear slider, a garage internal door and a side gate is a normal set. Keying them alike at installation costs very little and is more expensive to retrofit later.
At the eastern edge the character changes completely. Roleystone, Bedfordale, Mount Nasura, Mount Richon, Karragullen and Martin climb into the scarp, with larger rural-residential lots, treed blocks and orchards. Properties here carry solid jarrah doors in timber frames that move noticeably between seasons, so the strike has to be set to where the door actually closes rather than to a manufacturer’s template. Sheds, workshops and gates add lockable openings a suburban block simply doesn’t have, and they usually hold the most portable value on the property behind the weakest hardware on it.
